Sales jumped 30% to 225 this week, while new listings increased 10% to 765 . That’s a noticeable improvement in buyer activity, but the continued flow of new listings means buyers still have plenty of choice. August finished with 872 sales , down about 7% from July and just 2% below August 2025 . New listings fell to 2,281 , down 10% from July and 16% year-over-year . The key signal is that new supply is falling faster than sales . Buyers remain selective, but with fewer homes coming to market, we’ll be watching to see if that helps tighten conditions as we move into the fall market.
