Sales jumped 30% to 225 this week, while new listings increased 10% to 765 . That’s a noticeable improvement in buyer activity, but the continued flow of new listings means buyers still have plenty of choice. Looking at the broader trend, the market remains price-sensitive rather than competitive . The 5.7% gap between original list and sale price is right in the range we’ve seen for much of the year. The fall market is getting busier, but pricing correctly remains key for sellers.

Canada’s housing market is beginning to recover, but RBC Economics says the turnaround has come too late to prevent home sales and prices from declining this year. 👉 Details here

August finished with 872 sales , down about 7% from July and just 2% below August 2025 . New listings fell to 2,281 , down 10% from July and 16% year-over-year . The key signal is that new supply is falling faster than sales . Buyers remain selective, but with fewer homes coming to market, we’ll be watching to see if that helps tighten conditions as we move into the fall market.
