Market activity rebounds as buyers return

Sales rebounded to 296 (+22%), while new listings slipped just 1% to 690. Buyer activity strengthened this week, even as fewer new properties came to market.
Over the past several months, the Fraser Valley market has continued to find its balance. Buyers remain selective, inventory is still providing plenty of choice, and the 5.3% gap between list and sale price has remained remarkably consistent. Well-priced homes continue to attract offers, while overpriced listings are taking longer to sell.
The market continues to reward
accurate pricing, strong presentation, and patience. This week's increase in sales is encouraging, but the overall trend still points to a balanced market where strategy matters more than ever. 🧊📉

Sales jumped 30% to 225 this week, while new listings increased 10% to 765 . That’s a noticeable improvement in buyer activity, but the continued flow of new listings means buyers still have plenty of choice. Looking at the broader trend, the market remains price-sensitive rather than competitive . The 5.7% gap between original list and sale price is right in the range we’ve seen for much of the year. The fall market is getting busier, but pricing correctly remains key for sellers.

August finished with 872 sales , down about 7% from July and just 2% below August 2025 . New listings fell to 2,281 , down 10% from July and 16% year-over-year . The key signal is that new supply is falling faster than sales . Buyers remain selective, but with fewer homes coming to market, we’ll be watching to see if that helps tighten conditions as we move into the fall market.
