Sales rebounded sharply this week to 262 (+46%) , while new listings declined 7% to 553 . After two quieter weeks, buyers clearly stepped back into the market, and the gap between original list and sale price narrowed to 5.3% . Looking at the year so far, the pattern remains consistent. Weekly sales have been volatile, but buyers remain selective and price-conscious. The sale-to-list gap has generally stayed in the 5% to 7% range , giving buyers room to negotiate. As we approach September, the question is whether this rebound carries into the fall market.

Sales declined another 15% to 179 , while new listings slipped 5% to 597 . After several weeks of ups and downs, buyer activity is clearly quieter as we move through August. The 6.2% gap between original list and sale price has widened again, reinforcing what we’re seeing in the market. Buyers have choice and are negotiating. Accurate pricing and strong presentation remain critical for sellers who want to get sold.
